Hawthorn Renovation and Extension – Just WOW!


Early 1900’s – Lifestyle By Design Build – Single Storey Metamorphosis.

What would you do with a double block in Hawthorn’s heart-central, with two conjoined units on the one title, and no car accommodation?  Two homes that are not a mirror image of each other?  Answer, take the pair of them and turn them into one multi-million-dollar dwelling.  And that’s what we’re now embarking on, here at LBD, in collaboration with Architectural Designers, Smith and Tracey Architects.

This one is a piece of brilliance.  The existing footprint will be enhanced from an existing site coverage of 31% to 46% but from the front of the property you will hardly see the difference!  This once upon a time rejuvenation will take two homes, cleverly encompass the same layout of rooms in the existing two residences, retain the existing roof line that’s there now, and make it one fabulous family home, with everything to make it spacious, modern and an entertainer’s paradise within – with sound-proofing built-in, so that the bedroom sleepers can’t hear any adults having fun into the wee hours out the back.

What’s unique to this property is that it is situated on a double block (of some 713m. sq.) in a street of homes that have half the land.  The two units have shared the space, but the design has factored-in cost-efficient savings by retaining the floorplan of the existing residences, and repurposing the rooms, without demolishing what is already there.  The only demolition required has been the very back rooms, so, from the street, this new single dwelling will hardly change, save for combining the two entrance porches into one (with new timber steps and a widened front door and side lights, and some obviously needed renovations to make it all fresh from the outside.  Where many extension and renovation projects we tackle, today, seek to keep the front façade and create a double-storey extension to the rear, this one is the exception.  We’re keeping this one to one level and it’s going to be a beauty!

Internally, the new owners will achieve a Master Bedroom with WIR and Ensuite, three other Bedrooms, a Study, a Family Room, a large Master Bathroom, and retain the dual hallways (to screen one side of the home from the other).  The rear extension will have a raked ceiling and feature an open plan Kitchen, Butler’s Pantry, Dining Room, Living Room and spacious Laundry, with a sumptuous fireplace and log storage, a built-in sound system, and sliding stacker doors that open out to a new deck – and there’ll still be plenty of grassy backyard space in which to stretch and play.  The contemporary new section shall have zincalume roofing, walls of second-hand red brick, solar panels, and powder-coated aluminium windows.

Because the old part of the home is being retained, mostly in full, engineered flooring will blend the old with the new, and of course, painting and plaster works will be carried out, to complete the freshness of renovated crispness and cohesiveness.

And what did the owners request as their number one priority?  More space, which they will have in spades once works are completed.  Okay, we need to do a little re-stumping to some spongy flooring sections, and a bit of asbestos removal, but the end result will be spectacular to the max.
