Dated and dilapidated.” That’s not a great start for a real estate advertisement, but it’s a brilliant description to express the types of homes we love to replace at Lifestyle By Design. Imagine living in a blue-chip area, with the CBD and bayside areas close-by. The street is quiet, and suburban-ally on-trend. The land size is generous at 557m2. And, in approximately nine months, the owners will have a gorgeous new home, and space in abundance to play with. That’s a yes from us!
Coming soon to Charlotte Street is a new contemporary home with fabulous internal finishes, polished concrete throughout the ground floor (including the bathroom), in-slab hydronic heating, and a mixture of commercial aluminium and steel windows.
The original home was knocked-down approximately twelve months ago, and the sloping block had to be cleared of forty truckloads of soil, and a further nineteen truckloads of rock. The resulting excavation allows for the creation of a split-level ground floor, and this will flow through to a large, steel framed bi-fold door to showcase the courtyard to the side, and the backyard at the rear. The ceilings will tower at 2700mm, and rake up high with a timber-lining.
Ed Ewers Architecture are working with us on this project, and we’ve been pleased to explore some extra energy-efficient features as part of the build. There will be double-glazed windows, hydronic heating (already mentioned), 50mm foam board to all bricked areas, as well as insulation throughout. Two 2500 litre Rainwater Tanks will also be installed.
The front of the home will feature a Master Bedroom, WIR, Ensuite and Entry. This will lead to the Study, generous Kitchen and Living areas, and offset with a Laundry, Walk-in Pantry, and island bench. The lower floor is to be brick painted, and the first floor will be vertical timber cladding. Upstairs there are two carpeted bedrooms planned, with a bathroom, powder room, a desk and storage room, and split-system heating. The roofing will seal the deal with Klip-Lok® metal sheeting.
In a street filled with homes that come from a very bygone era, there needed to be sensitivity applied to the design, to blend with the single-storey dwellings on the adjoining properties. The original plans also needed amending, due to the garage set-back being unacceptable to Council to start with, but now we’re raring to go. Spring has sprung – and we’ve already begun.
The owners had a few hiccups to start with, with another builder, but we’re pleased to have been able to step-in and get their new dream home underway. We’re not just builders at Lifestyle By Design.
